Differences between Modular Homes and Mobile Home

We open this post with the million-dollar question. Are a mobile home and a modular house the same and what is mobile home insurance in Oklahoma?

The answer is no. A priori many people confuse them because both are transportable but have nothing to do with regard to form and substance.

There are plenty of House designs. In this article, we want to shed some light on all the owners or future owners of one of these homes as there is a bit of confusion with terms and conditions.

Let’s start with the basic definitions of both houses.

Mobile home:

It is a house or house that is movable and also has a chassis with pneumatic wheels and steering wheel at its base. It can be of various materials but wood is the predominant one. They are on one floor and some have a modest porch in the back. No work is needed to install them on the plot.

Modular or prefabricated house :

They are houses or houses built outside their location. The house is made up of modules that are made in a factory or workshop and subsequently moved and assembled on the land where they will be located. They can have the design that the owner wants both in form and aesthetics.

With a wide range of possibilities from wood to concrete.

They are homes that are anchored to the ground by means of a concrete base or a concrete foundation. They require the same permits as a conventional home and can only be placed on urban land.

The origin of the confusion of both may be the wood material of some modular houses.

However, we are going to list a series of differences to help you recognize both homes.

Differences between Modular Homes and Mobile Home

The differences between both homes are quite identifiable. As we have commented at the beginning of this post, the mobile home can be moved due to its chassis. They are simple to sell and are considered as »movable goods». They do not need a building license as in the case of modular houses but they do require special permits that must be consulted with the town hall where they want to be located.

Another of its differences is its price. The mobile home is cheaper than modular homes since they are usually made of ecological or sustainable materials and do not require as much design.

For its part, the modular house has other features.

As we mentioned earlier, there are several offers in terms of design. While it is true that modular wooden houses are easily transportable from one place to another, this is not the case with modular houses made of concrete. The latter are usually anchored to the ground and generally cannot be moved. They are real estate.

The modular house is made in a factory and can be extended on future occasions based on modules according to customer needs. They are more expensive than the mobile home and have all the characteristics of a traditional home but of more quality.

They also need a building permit and must comply with the norms of traditional housing. They also always go on a foundation on the site.

There are several types and forms of construction of modular houses. And only those made entirely of wood can be transported. They are high-quality homes in aesthetics and finishes and allow the owner a lot of play in terms of space and expansion with the only limitation of the land.

According to NRIA and other data we’ve collected and analyzed from various sources including, Street Easy and Elliman, New York City has not taken quite the hit that everyone expected coming out of the pandemic.  Sure, several restaurants shuttered their doors permanently while more than a handful of NYC residents packed their bags for Florida, but, maybe Seinfeld had it right all along.   New Yorkers, real New Yorkers, are here to stay.  They come for the opportunity and stay for the energy.   Maybe that’s right and maybe it isn’t.  Only time will tell if NRIA and others following suit in their analyses, are on the money with their predictions.  But if rental rates are any indication of the city’s future, our money is with NRIA and Jerry. 

Rentals in New York City

Manhattan, Brooklyn, and Northwest Queens have all seen a surge in new lease signings in 2021, with their highest total showing in February.

Manhattan

Admittedly, and contrary to our thesis, Manhattan’s rents have indeed fallen sharply, leading to the monthly concession rental equivalent being the second-highest on record. Though listing inventory has been lower than it was in October, when it was at its peak, it nearly tripled the levels from years ago. So rents have fallen but haven’t been cut in half the way one would expect from a city about to lose it’s mojo.   According to NRIA the rents and occupancy rates are set to rebound once the summer ends and people return from the Hamptons and students return to college.  Look for heavy lease signing in August and September, 2021.

Brooklyn

In the February report, the number of lease signings in Brooklyn was the highest since Douglas Elliman began tracking. The average amount people pay in rent fell more quickly in 2021 than it had in nearly a decade. According to NRIA, another aspect that has lent itself to the high number of leases in Brooklyn is that landlord concession market share has stayed high this year, though it has declined slightly since its peak in November.  Brooklyn, more than any other borough of NYC is poised for a rebound.  Even after Manhattan’s super-dense populational draws have lost their luster in the new world of six-feet distance, Brooklyn has always maintained an unique brand that defines itself distinctly as what could be labeled “not-Manhattan.”  And with Manhattan rents not taking the hit that the fatalists predicted, Brooklyn continues to benefit as those looking to emigrate, but not really, can choose to leave NYC without leaving NYC.

Northwest Queens

Douglas Elliman Real Estate has been tracking new lease signings in Northwest Queens for nine years. February’s report saw the highest number of new lease signings since that tracking began. The cost of rent has fallen year over year for ten months straight. The landlord concessions’ market share has risen year after year for six months straight and was the second-highest amount on record in the February report.

New York City, New York is also a hot market for renting. According to NRIA, with landlord concessions up and rental costs down, if you’re looking to rent, now is the time to do it.
